Job Overview:
Our Lower Mainland client is seeking a highly organized and detail-oriented Accounts Receivable and Rental Property Accountant to join our team. This role will handle both strata accounts receivable and rental processes, ensuring timely and accurate billing, payment processing, and communication with homeowners, tenants, and property managers. Key Responsibilities:
Strata Accounting:
- Monthly Billing: Generate and distribute accurate monthly strata fees and special assessments to homeowners in a timely manner.
- Payment Processing: Efficiently process incoming payments (cheques and electronic transfers) and correctly apply them to respective accounts.
- EFT Management: Handle pre-authorized debit forms and ensure precise setup and maintenance of Electronic Fund Transfers (EFT).
- Account Reconciliation: Perform regular reconciliations to ensure all strata transactions are correctly posted and up to date.
- Aging Report Management: Actively monitor accounts receivable aging reports, prioritize overdue accounts, and conduct timely follow-ups to improve collections.
- Stakeholder Communication: Serve as the primary contact for property owners, tenants, and property managers regarding outstanding balances and payment plans.
- Reporting: Prepare comprehensive AR and other financial reports as required by management to support decision-making.
Rental Accounting:
- Rent Invoicing: Generate and send accurate monthly rent invoices to tenants, ensuring they are received promptly.
- Payment Application: Process tenant payments, including cheques and electronic payments, and ensure accurate application to tenant accounts.
- Account Reconciliation: Regularly reconcile tenant accounts to confirm accurate payment application and make necessary adjustments.
- Collections & Follow-up: Monitor aging reports for overdue rents, perform follow-ups on outstanding balances, and work collaboratively to resolve payment issues.
- Tenant Support: Address tenant inquiries regarding billing, payments, and account discrepancies; assist in setting up payment plans and managing late payment arrangements as needed.
- Record Maintenance: Maintain up-to-date and accurate records of lease agreements, rent adjustments, and tenant information changes.
- Management Reporting: Compile and present regular reports on receivables, collections, and aging accounts for the finance team and management review.
Qualifications & Requirements:
- Bachelor’s degree in Accounting or Finance
- Proven experience as an Accountant or similar role
- Strong knowledge of financial services and principles
- Proficiency in software like Yardi or Infotracker
- Familiarity with budgeting processes and financial analysis
- Excellent attention to detail and organizational skills
- Ability to work independently and as part of a team
- Prior experience with in property management is a plus
- Fluent in Cantonese or Mandarin is a plus
Schedule:
– 8 hour shift, Monday to Friday
