We specialize in the management and renting of residential single unit properties across the Lower Mainland.
We are excited to announce that we are expanding our team. We are looking to add a full-time and experienced Property Manager that possesses a minimum 2 years experience in the real estate industry. The candidate will work closely with both our accounting and property management divisions while leading all internal administrative processes.
The Responsibilities:
-Collect, process and review Pre-Authorized Debit (PAD), Tenant Contact Info, on-boarding details for new tenants
-Follow up with new Landlords/Tenants and collect documents for on-boarding to rental software and sharepoint
-Reviewing Landlord distribution and sending financial statement to Landlord
-Prepare and send out invoices to clients
-Scan/save Tenant deposit cheques, agreements, disclosure forms etc.
-Prepare and send Tenant Notices i.e. Yearly Rent Increase, Landlord selling the property
-Set up New Tenants/Landlords in rental software
-Manage tenant lease e-files (Condition Inspection Reports, Rental Agreements, PAD, Contact Details etc.)
-Prepare and send out rent increase forms to tenants
-Prepare Monthly Arrears Report for PM and Tenant arrears statements
-Ensure strata move on/move out fees are paid
-Manage all governmental notices and forms concerning empty homes tax, property tax etc.
-Review and send out monthly Financial Reports to Landlords and distributions amounts
-Coordinating with vendors for tenants day to day issues such as repairs and replacements
-Provide operation support with respect to repairs and maintenance to the Manager
-Scheduling Move in, Move out and Yearly inspections for the inspection team as required
-Notify and manage tenants 1 month notices to vacate. Also making sure the place is rentable for new tenant
-Ensure deposit returns are done within 15 days as required under legislation
What You Will Need:
-Minimum of 2 years of experience as a property manager
-BCFSA Rental Estate property management license is required
-Strong communication skills (verbal, written and listening)
-Ability to speak and write mandarin is an asset
-A positive, customer-service-oriented attitude
-Motivation, enthusiasm, and the capacity to work effectively within a fast paced environment
-Strong time management, organizational and leadership skills
-Capacity to handle multiple tasks and prioritize effectively
-Ability to learn quickly, be flexible, adaptable and calm under pressure
-Attentive to detail and manage tasks efficiently and effectively
-Enjoy and thrive at continually growing relationships
-Self-starter who works well independently
-Proficiency in Microsoft Word, Excel, Outlook, Gmail, Google Shared Drive, Sharepoint, Whatsapp, Wechat, Google Meeting and any rental software i.e. Buildium
-Technology savvy and a digital process experience
-Self-motivated, with the ability to come up with innovative solutions for day to day issues
-Post-Secondary education preferred
-Valid B.C. Drivers License and Vehicle
